Yes. Lease terms of 7 months or longer may be available, subject to availability and current leasing policies.

Currently, we only offer non-furnished apartments. However, this gives you as a resident the wonderful opportunity to personalize and create their own unique space in their brand-new apartment.

• One Bedroom: Up to 3 occupants
• Two Bedroom: Up to 5 occupants
• Three Bedroom: Up to 6 occupants

• The combined gross household income must be at least 3 times the monthly rent, with valid proof of income required. Income will be validated by a third-party system called Snappt. All residents must demonstrate a monthly income in compliance with our application. Accepted documentation includes pay stubs, W-2 forms for self-employed individuals, company offer letters, or bank statements showing deposits.


• For credit qualifications, we evaluate overall credit history, score, and background screening. We encourage everyone to apply. The criminal background screening is run by a 3rd party company and is in compliance with all Fair Housing Requirements. Please contact our leasing team for more detailed information.

Our application and administrative charges are as follows:

• Application Fee: $75


• Administration Fee: $300


• Deposit: Handled by Jetty, Jetty offers either a monthly fee or a one-time payment option, which is generally significantly more affordable than a traditional security deposit.

The security deposit will be determined based on the results of the background screening.

If one applicant is denied, that individual cannot be added to the lease. Qualified applicants may still proceed independently if they meet all leasing requirements.

Your rent payment is due on the 1st of the month, including holidays and weekends.

The lease will automatically default into a month-to-month lease after completion, unless you renew or give a 60-day written notice. A month-to-month fee will apply.

Lease termination requires a 60-day written notice, payment of the applicable lease termination fee, and repayment of any leasing concessions received.

Yes, all residents are required to maintain a minimum level of liability insurance coverage.

Yes. Guests may stay for up to 7 consecutive days. Longer stays require the guest to complete the application process and be added to the lease.

Yes. Residents can conveniently pay rent online through the resident portal.

Yes. Emergency maintenance services are available for urgent maintenance issues outside normal office hours.

Yes. Lymestone Ranch is a pet-friendly apartment community in New Smyrna Beach with spacious floor plans and outdoor areas nearby for walking and recreation. We allow a maximum of two pets per apartment, subject to a pet fee and monthly pet rent. Please note that certain breed restrictions apply.

Yes, our parking is open and available for residents only. Additionally, garages are available for an extra fee for those who prefer covered parking options.

Yes. Private garages are available for an additional monthly fee, subject to availability.

Yes. Motorcycles may park in designated motorcycle parking spaces.

Yes. Guest parking is available in designated visitor parking areas. Please contact the leasing office for current parking guidelines.

Yes. Package deliveries are accepted. Depending on the carrier, packages may be delivered to your mailbox or directly to your apartment door.
